When choosing which location is right for you, take the time to investigate the surrounding area, its amenities, schools, transport links and any other facilities you might need nearby. You want to be certain that everything is right before you commit to a purchase.
02. Buying off-plan
Buying off-plan, buying a property that hasn’t yet been built, not only will you be able to secure a desirable plot on a much a sought-after development, you will be able to make the property the home you had always dreamt of. Buying off plan enables you to make design changes to the property from first fix. Buying your new home off- plan your home could increase in value before you’ve even moved in.
Hauser will provide a detailed specification for the property, with plans, Computer aided design images of the property, kitchens and bathrooms. This along with visiting our dedicated Sales centre will enable your home to be brought to life.
Whilst at this stage we would not be able to set a completion date, regular updates will be sent and photographs showing the property coming to life your property as it is built.
03. Site visits
We understand that it is a very exciting time purchasing a new home and having regular updates on the build progress, however Health and Safety is our paramount concern whilst building your home. Our development sites are strictly for construction staff only. We cannot allow anyone on to site without a prior appointment with our Sales Team. To avoid disappointment please do not attend any of our development sites without an appointment.
04. Speak to a mortgage adviser and agree a mortgage in principle
When purchasing it is essential that you have consulted with a mortgage adviser about your circumstances. They have an in-depth knowledge of the market and will lay out your options.
With our EPC A rated properties you will have access to Green Mortgages . On top of the savings you’ll make on your energy bills each month, with Green Deal mortgages lenders give you cashback and/or a better interest rate when you take out a green mortgage on an A rated energy-efficient property.
Before you move on to the next stage in the process, you should have agreed a mortgage in principle.

05. Reserve your property
Once you’ve found your perfect plot and sorted out your finances, you can secure the property by paying a reservation fee.
This reservation fee is £5,000 non-refundable deposit. This takes the property off the market. Once the purchase completes, Hauser will deduct the reservation fee from the final price. Payment for the reservation fee is by Bank Transfer Only.
Our reservation form is in line with the The Consumer Code for Homebuilders, a code of conduct for housebuilders and developers. It will set out:
- the amount of the fee
- the purchase price of the home (including how long this remains valid)
- exactly what they are buying (for example, does the home come with parking?)
- when the reservation agreement will end
- any service charges or management fees the buyer will need to pay
- terms and conditions that will apply if the buyer fails to go through with the purchase during the reservation period
On some properties, we may be able to offer Sales Assist or Part Exchange if you have an existing house to sell. With our in house sales team on hand to assist and give our expert advice we can help support you with this process.
Appoint a conveyancing solicitor
As with any house purchase, there are legal points that only a qualified expert such as a conveyancing solicitor should handle. Your conveyancing solicitor will do a number of things to make sure you’re protected and the purchase can go ahead without any problems.
Hauser offer a Legal Package with our friendly solicitors Holden Smith Law, their expert residential property team has helped thousands of clients buy or sell their home. Whether you’re buying your first home, selling your now home, or chasing your dream home, they are with you for every step of your property journey.
Using our friendly solicitor will provide expertise and guidance throughout the process, making communication streamlined as they are familiar with the development site and Hauser.
Using Holden Smith will save costs on your conveyancing fees as Hauser will pay this as an incentive, however all searches will be payable by the purchaser.
07. Making your Plot into your Dream Home
Once you have reserved your plot and solicitors have been instructed it is now time to create your bespoke home, making your dreams reality.
You will be invited into our sales design suite to meet in person with our Sales Director to discuss your property in detail.
If you have reserve off plan and your property is not yet at First Fix stage you will be able to review the layout of your plot and make changes that will work for you and your family. We have created the most unique spaces for our existing purchasers, additional ensuite’s, dressing rooms and much more.
Hauser have a vast array of standard stunning interior choices that will help you create the most beautiful home, however we also have many optional upgrades that will make your home as bespoke as you desire and can accommodate where possible most requests, additional fees will apply for our optional upgrades.
It is important to note at this stage that any Optional upgrades are payable by BACS on selection. We are unable to move forward with any upgrades until payment has been made.
ECO Package
Hauser’s commitment to environmentally conscious design and construction can be provided further eco-conscious homebuyers seeking to minimise their carbon footprint without compromising on quality or style.
The eco-friendly package includes a range of sustainable features and materials to minimise the environmental impact. For the kitchens, we have sourced recycled cabinetry made from recycled and reclaimed wood. The bathrooms feature water-efficient fixtures, low-flow toilets, and tiles composed of recycled content. Throughout low-VOC, odor-free paints that are free of harmful chemicals, providing a healthier indoor environment for residents are used. These eco-friendly choices not only reduce waste and conserve natural resources, but also contribute to the long-term energy efficiency and overall sustainability of your home. A battery storage system for the PV Solar panels, allowing you to store energy generated during the day for use at night is also part of our full Eco package.
This is a complete package which will incur additional charge
You’ve agreed a mortgage in principle your mortgage advisor will now finalise the arrangements and get a formal offer of finance. Your mortgage lender will arrange for a surveyor to carry out a valuation survey. If you’re buying off-plan, the valuation will be based on the plans and specification have been provided. Once the valuation has been complete and your lender is satisfied you will be issued with your mortgage offer.
Once the lender has issued you with a mortgage offer your home is now ready to move to the next stage in the sales process, exchange of contracts. Your solicitor or conveyancer, will guide you through the legal intricacies and ensure everything is in order for the sale to exchange.
Once both parties have reviewed and signed the contract, you will pay a 10% deposit, and at this point you will have entered into legally binding agreement.
On occasions, particularly where you have made an off-plan purchase there may be some time between Exchange of Contracts and Practical completion (When the property is physically ready to move in).
You will be informed regularly regarding the build progress on your new home, when your house is nearing completion, your solicitor will inform you that the final remaining balance for the purchase will need to be paid, either by transfer if it is a cash sale or draw down from your lender.
On the day of legal completion your solicitor will facilitate the transfer of funds to our solicitor, officially making the property legally yours.
09. Move in day
We know how excited you will be to move into your dream home, our Sales Director will make an appointment the week before handover to meet with you at the property to complete a full handover and provide the keys.
We are unable to complete the handover of the property until the funds have been transferred to our solicitor from yours. Once the money is with our solicitor, the sale is complete, and the home is yours!
At handover we will provide you with a full home demonstration with the Site Manager and provide a Home Owners information pack contacting crucial information about your home.
09. Aftersales
At Hauser, we believe your journey with us doesn’t end at completion. Our dedicated aftercare team is here to support you after you’ve moved in. We’ll help you address any post-completion concerns, ensuring a smooth transition into your new home.
You will have 12 months from your completion date to inform us of any issues that you feel need our attention. After this point your property is covered with ICW Building Insurance for structural defects, It doesn’t, however, cover you for wear and tear, or anything caused by you not having the appropriate maintenance work carried out.
The warranty is attached to the property, so if you sell within the first 10 years the entitlement to claim against the guarantee will pass to the next owner.
